Lease of premises
Buildings and structures are located in Minsk, Babushkin St. (Kolyadichi industrial area) and Serov St. and Kizhevatov St. The total area of office buildings is 7,630 sq.m., warehouses - 4,280 sw.m., industrial objects - 2,792 sq.m.
Office premises are let on lease by floors, blocks or rooms of standard and open space layout. Payment is charged only for leased premises and does not include payment for passages, lobbies, technical rooms and toilets. The premises are let on lease with standard finishing which is included into the rent. In accordance with the design agreed upon with the lessor, the lessee may replan the premises, improve quality of standard finishing materials, provide finishing, at its own cost.
The lease contract is concluded from 1 to 5 years.
The lessee has the priority right to extend the duration of the contract. It shall notify the lessor in writing about its wish to extend the lease contract 2 months before termination of the then current contract term.
The lessee has the priority right to take on lease the vacated premises of the building.
Rent and other payments for use of the leased premises accrue from the date of moving in. The lessee occupies the leased premises after transfer of the rent. The basis for calculation of the rent is the actual area of the premises provided to the lessee.
Operating expenses are part of the rent and include pro rata share of the lessee in the expenses on insurance of the building, facilities, 24-hour security guards, cleaning of public areas, garbage re-moval, cleaning, lighting and improvement of the adjacent territory, technical maintenance of engi-neering facilities and systems, and professional administration of the building. Operating expenses do not include power supply, communication services, additional and other rated expenses of the lessee.
